If you’ve bought a property and all buyers have lived in the UK for at least 183 days within a year-long period around the purchase date, you may be eligible for a refund. This period starts up to a year before and ends up to a year after the purchase.

To apply, you’ll need to do so within two years of the purchase date. You’ll need several pieces of information, including:

– UK bank account details for the refund recipient
– The Unique Transaction Reference Number (UTRN) from when you bought the property
– The date you bought the property
– The amount of Stamp Duty Land Tax you paid, including the non-resident surcharge
– The purchase price for freehold properties, or total lease premium for leasehold properties
– If it’s a new lease, the ‘net present value’ calculation used for the Stamp Duty Land Tax

If you’ve already reclaimed the higher rate on additional dwellings, you’ll need the amount of Stamp Duty Land Tax that was due after the refund.

To apply for a refund, you’ll be asking HMRC to amend the Stamp Duty Land Tax return for the property. You’ll need to certify that the amendment is correct. The repayment will be paid into the claimant’s account.
