Limitations

This calculator covers standard residential and non-residential property purchases, leases (Sections 52–57), shared ownership (Schedule 9), linked transactions (section 55 FA 2003), and higher rate surcharges (Schedule 4ZA). It does not cover:

  • Non-monetary consideration, exchanges, or debt as consideration (Sections 47, 49, 50, 51)
  • Connected companies or deemed market value provisions (Section 53)
  • Corporate reconstructions, acquisition relief, or share exchanges (Schedules 7A and 7B)
  • Variable rent reviews, uncertain lease terms, or complex lease structures
  • Sub-sale relief, transfer of rights, or conditional contracts

Buying a Property - SDLT Calculator

This tool calculates Stamp Duty Land Tax (SDLT) for property purchases in England and Northern Ireland.

Where this calculator applies

Use this tool for property purchases in England and Northern Ireland only. Scotland now uses Land and Buildings Transaction Tax (LBTT) and Wales uses Land Transaction Tax (LTT), so please refer to those calculators for transactions in those nations.

Use this calculator if:

  • You're planning or in the process of buying a property
  • The purchase price is £40,000 or more
  • The property is in England or Northern Ireland
  • You need to know how much SDLT you'll pay

When an SDLT return is usually not required

  • Pure gifts where no money, value, or debt changes hands
  • Purchases below £40,000 (the SDLT notification threshold)
  • Inheritance transfers completed under a will or intestacy
  • Certain divorce or dissolution transfers covered by court orders

If no chargeable consideration is given, you normally do not need this calculator.

SDLT Reclaim — Overpayment Recovery

Reclaim overpaid SDLT if you paid more than you should have.

Common reasons for overpayment:

  • Multiple Dwellings Relief: No longer available.
  • Mixed-use classification: Property should have been treated as mixed-use (lower rates)
  • First-Time Buyer Relief: Eligible but did not claim the relief
  • Higher rate surcharge: Paid the higher-rates surcharge (5% from 31/10/2024, previously 3%) but should not have (previous main residence replaced)
  • Incorrect calculation: Solicitor/conveyancer calculated SDLT wrongly
  • Non-UK tax resident surcharge: Paid the 2% surcharge but later became UK tax resident within 365 days

Deadlines and support

You can amend an SDLT return within 12 months of filing (normally 14 days after completion). After that, HMRC still accepts formal reclaim claims made within four years of the effective date.

Many reclaims succeed, especially where mixed-use or surcharge decisions were wrong. A specialist review can flag opportunities you may have missed.
